What is House Clearance and When Might You Need to Do It?

This is when you have a property that is full of ‘junk’ and you need this to be removed and the house emptied.  This could mean a simple de-cluttering of all the room, or a complete overhaul of the entire house, depending upon your needs.

If you are a landlord and have rented out a property, the tenants have left (perhaps in a rush) and have left the property in a state.

If you have suffered a bereavement and have been asked to empty the house of all its belongings and sell on the property.  Or if you have an elderly relative who now requires full time care and has moved into a home, leaving their house to you to clear out and sell on for them.

If you are re-locating or moving into a smaller home and cannot take most of your possessions with you.  Here you will need to box up anything that you want to keep and take with you and the rest can be cleared as junk, unless you have some things that you would like to re-sell.

If your home is in need of a good de-cluttering, perhaps you are expecting a baby and want all the extra space you can get, or have come to do a spring clean but cannot clean properly because the house is full.

If you have bought a house at auction it may be completely full of the previous owner’s belongings.  You will need to clear and clean the property before you can start thinking about moving in there yourself, or furnishing the property to rent out.

Typical house clearance process:

Firstly, you will need to decide how much of the work you are prepared to do yourself, whether you require the services of a clearance company, and whether you require any additional services, such as cleaning or removals.  Here is the process that either you or a clearance company will undertake:
• A clearance company will provide you with a quote before starting the job.
• De-clutter the entire home, have boxes to hand and separate all the things that you wish to sell, keep, donate, recycle, store or throw away.  Once you have finished this de-cluttering process the entire property should be empty.
• Rubbish can be thrown away straight away, donations should be collected and taken to a local charity, anything you wish to keep should be stored securely.  The things you wish to sell should be considered, are they good enough to sell privately or would a car boot sale suffice?  Start advertising items to sell, or looking for a car boot sale you can go to.  Recycling should be sorted and separated into categories such as paper, plastic, metals etc. and you should consider where and how you are going to get rid of these.  Remember that there are some things that cannot be disposed of or recycled with everything else, these include:
• Asbestos
• Pesticides
• Light bulbs, energy saving bulbs and fluorescent tubes
• Oil
• Paints
• Car batteries
• Electrical equipment such as televisions, computer monitors, fridges and freezers
• If you are using a clearance company then they should provide you with a waste disposal note or a receipt detailing the company information and showing that the rubbish from your home is now their responsibility to dispose of properly.
